At Flexsirent, many of our property listings include utilities like water, electricity, internet, and gas as part of the monthly rent. However, it’s important to understand the concept of a Bill Cap.

Bill Cap Explained

A Bill Cap means that utility bills are covered in your monthly rent—but only up to a set limit. If your usage goes beyond that limit, you’ll be responsible for paying the difference. In some cases, landlords might deduct this extra cost from your security deposit at the end of your lease.

How to Check Your Bill Cap on Flexsirent

To find out what utilities are included and if there’s a bill cap, simply:

  1. Visit the listing you’re interested in.
  2. Scroll down to the “Rental Conditions” section.
  3. Click the blue link under “Bills” to see full details.

You’ll clearly see what’s included, what’s capped, and how much the cap is (if applicable).

Examples of Bill Inclusions on Flexsirent:

All Bills Included (No Cap)

You’re fully covered no need to worry about extra charges for utilities.

Bills Included (With Cap on Total Amount)

Utilities are included up to a certain monthly limit. Anything above that, you’ll need to cover.

Some Bills Included (With Cap on Specific Services)

For example, internet and water might be fully covered, while gas and electricity are only covered up to a certain amount.

No Bills Included

You’ll be responsible for all utility payments separately from your rent.
