The country’s paperwork

A monthly rental is signed as a temporada contract: a lease for a use other than permanent housing, which states the temporary cause (work, studies and the like) (Ley 29/1994, de Arrendamientos Urbanos (LAU), artículo 3). The legal deposit (fianza) in a temporada contract is 2 months' rent, while it is 1 month's rent in a contract for a permanent home (Ley 29/1994 (LAU), artículo 36).

Citizens of the European Union who stay in Spain more than 3 months must ask to be entered in the Registro Central de Extranjeros and get a registration certificate (certificado de registro de ciudadano de la Unión) (Real Decreto 240/2007, artículo 7).

Empadronamiento is the registration at the town hall (ayuntamiento) of the municipality where a person lives; everyone who lives in Spain must register. It is done with the rental contract and is asked for to obtain the public health card and for many procedures (Ley 7/1985, Reguladora de las Bases del Régimen Local, artículos 15 y 16).

The NIE (Número de Identidad de Extranjero) is the identification number of a foreigner in Spain. It is needed to work, to pay taxes and for most official paperwork; landlords and banks often ask for it, and a rental contract can also be signed with a passport. It is applied for at a police station or foreigners' office in Spain, or at a Spanish consulate abroad (Real Decreto 557/2011 (Reglamento de Extranjería), artículo 206).

Citizens of countries outside the European Union need a visa that depends on the reason for the stay (work, studies, remote work, non-lucrative residence); the Spanish consulate says what it asks for (Ley Orgánica 4/2000 y, para el teletrabajo internacional, Ley 28/2022).
